Spring Home Maintenance

- Open all hose bibs and check that they are working properly
- Test the sprinkler system, replace timer batteries, clean sprinkler heads and check for any broken pipes
- Adjust all sprinkler heads to aim properly – make sure no water sprays on to your home’s foundation or on your driveway.
- Check caulking, inside and out, and touch up as needed
- Repair any crack in sidewalks, driveways and patios
- Use hose to clean off house exterior
- Scrub mildewed/efflorescenced areas of house exterior
- Clean around air conditioner compressor – make sure it is sitting on a level surface
- Trim any trees or shrubs that touch house or roof
- Inspect and repair and torn screens
- Inspect and clean weep holes in window frames
- Put enzyme additive in septic tank (if applicable)
- Apply fertilizer to grass areas and give an application of plant food to the planter areas
- Use water sealer on untreated wood
- Drain half of the water from the water heater to flush sediment
- Clean kitchen exhaust fan/screen
- Confirm fire extinguisher is in good working order
- Check all grout and caulking throughout home and touch up
- Clean clothes dryer exhaust duct, damper, and space under dryer
- Confirm all electronics are on power surge protectors
- Inspect and clean all faucet aerators and shower heads
- Clean refrigerator drain pan
- Replace HVAC filter
- Test all GFI plugs
- Clean off/vacuum all smoke detectors and HVAC registers
- Replace batteries in all smoke detectors and CO2 detectors.
- Check garage overhead door. Silicone the tracts and adjust the ISR’s at the bottom of the door
- Look for settling in your front and back yards – fill as needed
- Check exterior finish on your house and touch up as needed.
Most importantly – please establish a family action plan in case of fire or disaster. Discuss it over dinner and plan a surprise drill to make sure everyone knows what to do.
Without a family, a home is just a house.

- Close all hose bibs and disconnect all hoses
- Turn off the sprinkler system timer
- Check caulking, inside and out, and touch up as needed
- Rake all debris away from the sides of the house
- Clean out all gutters – including the elbows and downspouts
- Clean gaps between deck boards (if applicable)
- Clean around air conditioner compressor – make sure it is sitting on a level surface
- Inspect and replace or adjust all weather-stripping
- Inspect decking for cracks in coatings, loose boards, etc. Repair as needed
- Inspect and clean weep holes in window frames
- Drain half of the water from the water heater to flush sediment
- Check all grout and caulking throughout home and touch up
- Inspect and clean all faucet aerators and shower heads
- Replace HVAC filter
- Test all GFI plugs
- Replace batteries in all smoke detectors and CO2 detectors.
- Check garage overhead door. Silicone the tracts and adjust the ISR’s at the bottom of the door
- Look for settling in your front and back yards – fill as needed
- Vacuum the tract and lubricate all sliding doors
- Remove debris from drain openings and verify positive drainage away from the house
- Put 6-8 pieces of ice in garbage disposal and run it until clear to clean and sharpen blades
- Inspect roofing for cracked caulking or loose/broken tiles ****you may want to hire a professional to do this especially if your roofing material will brake if improperly walked on****
